All 30 day notices must be in writing and may be submitted in person, by mail, or email. Verbal notice is not sufficient

All keys (including gates, laundry room and mailbox) and remotes in your possession must be returned to our office. Please do not leave them in the unit unless specifically agreed upon prior to your move out. Until keys and remotes are returned to the office, you retain possession of the unit and will be charged rent on a per-day basis until keys are in our possession . Charges will be assessed for any missing keys or remotes.


Pre-Move Out Inspection & The Return of Your Security Deposit

By law, you are entitled to a pre-move-out inspection of your unit for the purposes of determining what damage to the unit exceeds normal wear and tear. This inspection is voluntary and must be requested by you, the resident. By law, this inspection may only be scheduled during the final two weeks of your tenancy. If there are damages that are not visible during the pre-move-out inspection, you will be charged for the necessary repairs. Final move out inspections are conducted by our management team after you move out and without you present; the pre-move-out inspection is your only opportunity to remedy any damages that might otherwise be charged against your deposit. Tenant-performed repairs need to be done well; if additional repairs are necessary after a tenant attempts their own repairs, the cost of those additional repairs will be deducted from the deposit. 

You are not allowed to use your security deposit to pay your last month’s rent. If your final month’s rent is not paid as agreed, you may be subject to an unlawful detainer action. This becomes part of the public record and affects your credit rating.

Please do not leave any personal property in the unit when you move out. If anything of value is left behind, Tranquility Property Management must follow the law in disposing of it. Any costs incurred with the storage, advertisement, and sale of the property will be charged to you. If you leave unwanted personal property such as furniture, bags of trash, etc., inside the unit, outside or beside the trash container/dumpster for disposal, the cost of hauling these items away will be deducted from your security deposit. It is your responsibility to see that these large items are disposed of properly. It would be our pleasure to recommend licensed hauling, cleaning and/or carpet cleaning experts to you.

A final or estimated itemized move-out statement will be mailed to you within 21 days after possession of the unit is transferred to Tranquility Property Management. There are no “automatic charges” against your security deposit. Examples of some of the possible charges are cleaning, carpet cleaning, painting, damages, and loss of rent, court costs, and attorney’s fees. We expect the unit to be left in the same condition as at the start of your lease with allowance for normal wear and tear. In the case of multiple tenants, one check made out to all tenants will be issued to refund the deposit.
