Our Approach to Rent Increases in San Diego: Fair, Predictable, and Thoughtful

John Wilds • June 20, 2025

At Tranquility Property Management, we believe long-term, stable tenancies benefit everyone: property owners, residents, and the neighborhoods we serve across San Diego County. Our approach to rent increases is designed to be fair, consistent, and to balance tenant retention with the financial health of your investment property.

Whether you own a single-family home or a multi-unit rental, our team helps you navigate the complexities of San Diego rental market trends with transparency and care.

San Diego Rent Increase Policy: Why Predictability Matters

Predictable, not punitive: rather than imposing large, irregular rent hikes, we favor small, steady annual rent increases.

This strategy:

  • Minimizes financial stress for tenants
  • Allows owners and residents to plan ahead
  • Keeps pace with rising operational costs like maintenance, repairs, insurance, and property improvements

By keeping increases predictable, we support long-term tenant satisfaction and stable cash flow for our San Diego property owners.

🔍 5 Ways We Determine Fair Rent Increases in San Diego

Before any rent increase, our team evaluates several key factors to ensure the adjustment is fair, reasonable, and legally compliant:

1. Reviewing San Diego Rental Market Rates

We regularly assess local listings and market data to ensure our rents are competitive and aligned with current San Diego rental trends.

2. Considering Tenant Tenure and Payment History

Long-term tenants who pay on time and maintain the property are often eligible for smaller increases as a gesture of appreciation and stability.

3. Offering Incentives for Fixed-Term Leases

When tenants renew for a fixed term instead of going month-to-month, we often offer smaller rent adjustments. This provides predictability for tenants and helps owners reduce vacancy risk.

4. Factoring in the Cost of Turnover

Unit turnover comes with expenses—cleaning, repairs, lost rent, and leasing costs. We consider whether retaining a quality tenant is more cost-effective than raising rent aggressively and risking a vacancy.

5. Following California Rent Control Laws

We strictly follow California rent increase laws and local San Diego guidelines, including caps on annual increases, proper notice periods, and compliance with statewide rent control (AB 1482).

🗣 We Value Open Communication

Clear, respectful communication is part of our commitment to excellent San Diego property management. When we issue a rent increase notice, we provide:

  • Proper legal notice under California law
  • Transparent explanation of the reason for the adjustment
  • An open invitation for tenants to ask questions or provide feedback

This approach supports better tenant relationships and lowers the likelihood of disputes or early move-outs.

🏡 Why Our Rent Increase Policy Works for San Diego Property Owners

At Tranquility, our rent increase policy is more than just numbers, it’s a thoughtful system that helps:

  • Retain great tenants
  • Reduce vacancy and turnover
  • Keep properties in strong financial health
  • Maintain full compliance with California housing laws

We believe responsible rent increases are part of creating safe, consistent, and successful rental experiences for both residents and property owners across San Diego.

Over the years, we’ve spent a lot of time talking about residents, and for good reason . People who feel secure in their housing tend to stay longer, take pride in where they live, and contribute to the neighborhoods they’re part of. That’s beneficial for communities, and it’s also beneficial for rental property owners. But lately, there’s been more conversation around what it means to be pro-housing. And while building more homes is part of that solution, it’s also important to talk about the people who provide the rental housing that already exists in communities like La Mesa and throughout San Diego County. A recent opinion piece in the Times of San Diego, You Can’t Be Pro-Housing and Ignore the People Who Provide It , highlights something we see every day in our work as a local property management company. Most rental housing in San Diego isn’t owned by large corporations. It’s owned by individuals and community members. In fact, despite growing public attention on institutional investment in housing , research suggests that large institutional investors own fewer than 5% of detached single-family homes locally and may not be a dominant driver of overall housing costs in San Diego. Nationally, the single-family rental market remains overwhelmingly dominated by individual owners. According to recent BatchData analysis, 89.6% of single-family rental homes are owned by “mom-and-pop” landlords who hold between one and five properties . People renting out a condo they once lived in, a home they inherited, a duplex purchased as part of a retirement plan, or a single investment property meant to help build long-term financial stability.

The good news? We’re already on it. At Tranquility Property Management, we closely track legislative changes so your properties stay compliant, protected, and well-positioned—without you needing to read through pages of legal language.
