Water scarcity is a pressing concern for our region, and as populations grow and environmental challenges persist, it's crucial to find innovative solutions to conserve. Additionally, anyone who has ever experienced a water leak that wasn’t caught quickly knows how damaging such a thing can be! One solution to both problems is to invest in a smart water monitor for your rental and personal residence. By enabling real-time monitoring, leak detection, and tips for conservation, smart water monitors offer an easy, affordable, and sustainable approach to saving water and reducing the likelihood of expensive property damage and mold claims.


I first learned about smart water monitors from a client who is on the board of the Helix Water District, the water authority where I live. At that time, Helix Water and Flume Smart Water Monitors had a partnership program where the $150 device ended up, after rebates, being free. More great news: it only took about 5 minutes to install and required no special tools. Some of our owners with rentals in the Helix Water District opted in after we told them about the program and we are in the process of installing these devices for our owners. Other water districts also have rebate programs for smart, water-saving technologies.

Most rental housing in San Diego isn’t owned by large corporations. It’s owned by individuals and community members. In fact, despite growing public attention on institutional investment in housing , research suggests that large institutional investors own fewer than 5% of detached single-family homes locally and may not be a dominant driver of overall housing costs in San Diego. Nationally, the single-family rental market remains overwhelmingly dominated by individual owners. According to recent BatchData analysis, 89.6% of single-family rental homes are owned by “mom-and-pop” landlords who hold between one and five properties . People renting out a condo they once lived in, a home they inherited, a duplex purchased as part of a retirement plan, or a single investment property meant to help build long-term financial stability.
