How to Attract & Retain Quality Tenants

Attracting and retaining quality renters is not just about providing a physical space; it's about fostering a relationship built on core values. At Tranquility, we prioritize mutual trust and benefit as the foundation of our landlord-tenant relationships. This commitment reflects our belief that this relationship need not be merely transactional, but a pledge that it is our job to create a professional environment where all parties thrive.


  • We believe in establishing a partnership with our renters. By demonstrating transparency and fairness in all our dealings, we create an atmosphere where tenants feel secure and appreciated. This trust is reciprocal – we want renters who feel they can let us know when something needs attention without fearing retaliatory rental increases or simply being ignored or “back-burnered.”


  • Treating people with respect is another fundamental aspect of our approach. We recognize the importance of acknowledging and valuing each tenant as an individual with unique needs and concerns. Whether it's a maintenance request or a general inquiry, our team is committed to addressing all issues promptly and respectfully. This culture of respect not only contributes to a harmonious living environment but also fosters a sense of belonging for our renters.


  • Clear communication and setting expectations from the outset are paramount in building lasting relationships. We believe in open dialogue, ensuring that both owners and renters have a thorough understanding of their roles and responsibilities. From lease agreements to owner management agreements, rental agreements to property upkeep, we make it a priority to provide clear and concise information. 


I am not shy about saying I think we do an exceptional job in our industry. For instance, in December 2023, Tranquility had a vacancy rate of just 1%, while San Diego County saw a vacancy rate of 3.8%. And to me, there’s no secret to why this is the case: rather than imagining the relationships in our sphere as a ladder, with the property owner at the top, us in the middle, and the tenant at the bottom, we foster a company-wide culture where all parties are eye-to-eye on equal ground. We see ourselves as the good-faith arbiters of everyone’s interests. That’s been our philosophy since I formed Tranquility Property Management in 2006 and the last 17+ years have proven this to be good business – for us, our tenants, and for you, our owners. Turns out mutual respect and consideration actually works!
